Dave is a Licensed Building Practitioner with more than 20 years of experience in the building industry. Safe & Sanitary Reports
Building works carried out before 1st July 1992 without the required building approval may require a safe and sanitary report. A safe and sanitary report does not serve as an approval of the unauthorised work, just a reassurance that the building is safe and sanitary.

The report verifies the condition of a building or building work carried out before 1st July 1992. The work may have been done with or without a building permit - at that time, there was no building consent process as we know it today.
Certificate of Acceptance
(COA)

If you have building work completed without a building consent then a Certificate of Acceptance is likely required.
​
We help home owners with getting a Certificate of Acceptance COA or if a building consent was completed a Code Compliance Certificate CCC.

It's up to the council, but a certificate of acceptance can usually be issued for work done after 1st July 1992 and either was

urgent, (necessary to protect lives or property),
-
an owner or previous owner should have got consent but didn't
-
an accredited building consent authority granted consent but is unable or refuses to issue a code compliance certificate
-
was started or consented before 31 March 2005 and affects public premises.
